Plan License
Read before you buyBuying a plan buys a license to use it. It does not transfer ownership of the plan. There are two kinds of license.
Single-Build License
For an owner building one home for their own use. Included in the plan price.

Required for any builder, contractor, developer, or design professional who uses a plan for their own business. One license per build.

- Ownership. Every plan, drawing, and design sold here is the copyrighted work of Smith Drafting Company. U.S. copyright law protects building designs as well as drawings (17 U.S.C. § 102(a)(5) and (a)(8)). Smith Drafting Company keeps all rights not expressly granted in these terms.
- Single-Build License. The buyer may build one home, one time, on one lot, from the plan. The license is limited, non-exclusive, and non-transferable. It covers the buyer's own home only.
- Hired builder. A builder or contractor hired by a Single-Build License holder may use the plan only to build that holder's one licensed home. Any other use by that builder requires a Professional License.
- Professional License. A builder, contractor, developer, design professional, or design firm must buy a Professional License before it builds from, adapts, modifies, reviews for sealing, seals, or reproduces a plan for any client, sale, or project of its own. Each Professional License covers one build on one lot.
- Changes. Changing a plan, or drawing a new plan based on one of ours, creates a derivative work. Changes are made by Smith Drafting Company, or by a Professional License holder for its licensed build only.
- Copies. Licensed users may print only the copies needed to obtain permits and build the licensed home. Copies may not be shared, resold, posted online, or given to anyone not working on the licensed build.
- Notices. Title blocks, copyright notices, and plan numbers may not be removed or altered.
- Unlicensed use. Building, copying, or adapting a plan without the right license is copyright infringement. Smith Drafting Company may pursue every remedy the law allows, including damages and court orders to stop construction or use.
- Local requirements. The buyer is responsible for meeting local codes, site conditions, and permit rules. Some jurisdictions or projects require sealed drawings. That work is contracted separately and requires a Professional License for the design professional involved.
- Governing law. These terms are governed by the laws of the Commonwealth of Virginia and the United States.
